What does a home inspection include?
Our Certified Master Inspectors evaluate structure, roofing, plumbing, electrical, HVAC, foundation, interior, exterior, and major systems. Luxury homes receive expanded inspections tailored to larger square footage, high-end finishes, and specialized systems like pools or smart home automation.
How long does a Denver home inspection take?
Most inspections take 2–3 hours for a standard home, while luxury properties may take 4–6 hours depending on size and complexity.
Should I attend my home inspection?
Yes. We encourage buyers and sellers to attend so you can ask questions in real time and see any findings first-hand.

Yes. Our commercial inspections follow ASTM E2018 standards for Property Condition Assessments (PCA) to ensure compliance and professional reporting.
Radon Testing
Why is radon testing important in Colorado?
Colorado is considered a Zone 1 high-risk area for radon by the EPA. Radon is odorless and invisible but is the second leading cause of lung cancer in the U.S.
How long does radon testing take?
Real estate radon testing typically takes 48 hours. We place continuous radon monitors in key areas and provide certified reports immediately upon completion.
Mold & Indoor Air Quality Testing
How do you test for mold?
We collect air and surface samples that are analyzed in certified labs to detect hidden spores and allergens invisible to the eye.
When should I schedule air quality testing?
If you notice musty odors, allergy symptoms, water leaks, or are buying a property with previous water damage, air quality testing is highly recommended.
Sewer Scope Inspections
What is a sewer scope inspection?
A specialized camera is inserted into your main sewer line to identify blockages, root intrusion, cracks, and collapsed pipes before costly backups occur.
Do you recommend sewer scopes for new homes?
Yes. Even brand-new homes can have construction debris or improperly installed sewer lines that lead to failures.
Infrared Thermal Imaging
What problems can thermal imaging detect?
Thermal cameras reveal hidden issues such as moisture intrusion, missing insulation, overheating electrical components, and air leaks invisible to the naked eye.
Is thermal imaging included in inspections?
Yes, we include infrared scanning in every inspection to ensure nothing is overlooked.
Pre-Drywall & New Construction Inspections
Why is a pre-drywall inspection important?
It allows us to evaluate framing, wiring, plumbing, HVAC, insulation, and safety before walls are closed — preventing costly repairs later.
Do you work with builders?
Yes. We coordinate with builders to perform phase inspections at foundation, framing, pre-drywall, and final walk-through stages.
11-Month Builder Warranty Inspections
Why schedule an 11-month inspection?
Most builders offer a 12-month warranty. Our inspection in month 11 identifies defects while the builder is still responsible for repairs.
What’s included in the report?
You receive a detailed digital report with photos documenting all deficiencies to present directly to your builder.
Well & Water Quality Testing
What does a well inspection cover?
We evaluate the pump, pressure tank, flow rate, and system components for safety and reliability.
Do you test water quality?
Yes. We collect samples for certified lab testing for bacteria, nitrates, arsenic, lead, and other contaminants to ensure your water is safe.
